Staines-upon-Thames Town centre and Masterplan It is noted that SBC is proposing a masterplan approach to identify opportunities for growth and infrastructure delivery through mixed use development within Staines-upon-Thames town centre. It is understood that the Council wishes to optimise the development potential in the Town centre close to transport hubs (page 8). The masterplan would ensure that high density development is delivered in Staines-upon-Thames but the conservation area would be p

Policy SP1 (Staines-upon-Thames): Section 6 refers to Southern Rail Access. The CVRP is concerned about the potential environmental impact of a Rail Access Scheme on the area of the CVRP around Staines Moor. Whilst we object to impacts of a rail scheme that are contrary to the Park's 6 objectives we believe that, if a scheme goes ahead, there are ways to minimise its environmental impact and this part of the policy should be qualified to refer to this.

Although you have included specific policy on green and blue infrastructure which we fully support, we would like to see a commitment within the overarching strategy for these areas to include reference to the watercourses and water environment which is present within them. Within the opportunities paragraphs, we recommend including wording to support proposals which protect and enhance watercourses and their habitat, thereby increasing biodiversity and improving wildlife networks. We would lik

I participated in the the December consultation meeting and raised a number of points. For me the most important is in relation to development in Staines the extent of which is so great. How feasible this is depends on new infrastructure and other issues to be dealt with in the Staines Master Plan. But work on this critical Plan has not even been commenced and there must be a significant risk that when it is finally produced it will not secure an infrastructure to match the development aspiratio

While we support the enhancement of sustainable transport links within Staines, we consider that this should not be at the expense of other areas such as Bedfont. Bedfont also has a great need for improvements to its sustainable transport infrastructure, particularly rail-based links between East Bedfont and Heathrow Airport. This would result in increased sustainability of Bedfont Lakes as well as benefitting the area surrounding Heathrow Airport as a whole. The implementation of a station at E

Staines will be a key focus for housing, employment and retail development in the Borough. This is dependent upon delivery of the Staines Masterplan which is currently in the early stages of development. RBWM Highways welcomes the inclusion of a dedicated policy for development in Staines and the proposal for a supporting masterplan. RBWM Highways also broadly supports proposals that will situate development in the most accessible locations such as Staines town centre, which are close to publi

Staines is the principal settlement in the Borough and the proposal to direct significant numbers of new homes is appropriate given the extent of existing retail and leisure services, job opportunities and sustainable transport options that are concentrated here. However, directing nearly 43% of the Borough's housing supply to the town is not an appropriate strategy. Firstly, all the available sites in the town have been identified through the SLAA process and SBC considers that these can provi

Policy SP1 – Staines upon Thames The potential for mixed use development within Staines town centre to reduce the need to travel and provide homes close to transport hubs is welcomed but there will still need to be a significant change in travel behaviour in order to reduce congestion on roads that are already at capacity in a town, constrained by limited Thames crossings and outdated traffic technology, that caters for a significant amount of car bourn commuter traffic.

We support the principle of draft Policy SP1 in identifying Staines-upon-Thames as a key location for housing growth, recognising its sustainable location in close proximity to London and Heathrow Airport. This is in line with National Planning Policy Framework (NPPF, 2019) paragraph 117 which requires strategic policies to accommodate housing needs "in a way that makes as much use as possible of previously-developed or 'brownfield' land". In addition, paragraph 118(c) specifically encourages th

Staines-upon-Thames is a fantastic place to live, however it has a large quantity of untapped potential. Its riverside location, quick access to London Waterloo and easy access to major motorway links should make it an ideal choice to home buyers and businesses, but it falls short due to its unpopular image and need for redevelopment. Our town sits on the River Thames, but has not taken advantage in the same way that neighbouring towns have, such as Twickenham, Richmond and now Brentford. New d
